Summer Gardens condos – Right across the st. from the Public Gardens.

Summer Gardens condos is located on a prime spot in Halifax
- near Dalhousie and the hospitals and right across from the
Public Gardens on Spring Garden Rd. It is a prime South End
condominium. Usually the units don’t last long
when they come on the market.

rd as well. If you are into running , there are
routes leading to Point Pleasant Park where
you have a walkers and runners mecca!
The running room is just down the st. where there

is a free run twice a week.

Nova Scotia Real Estate
The pending to sale ratio has never been higher for condos in
Halifax. With 260 active listings and 41 pendings . The ratio
is 15.7%!

The january sales are at 45 for 2012
This is up significantly over 29 in the same time frame last year.

The ave for the last 3 years is 34 sales.

The mls(R) sales for Nova Scotia real estate are off to a good
start with 254 home sales in HRM. (Halifax Regional Municipality)

The average over the past 2 years Nova Scotia real estate is
about 239 sales in the same period.

This is hardly a trend because it’s winter and we could
see a 3 day break in the sales routine .A big snow could
do it. The numbers for penninsular Halifax are
non-conclusive as well. What I’m
seeing is an interest in condos specifically.

Could be the Irving contract really got the interest up
in Nova Scotia real estate, particularly Halifax.
Investors are jumping in the game as well – Buying up
$200,000 -$300,000 condos and renting them.
They are taking advantage of the great

low rates. So – all the buzz is on condos! To bad we have very little
coming on stream. It will be an interesting year in
Nova Scotia Real Estate!

that their kids will be staying in town.
They will charge rent to the kids and their friends.

They can almost recoup most of they’re money when
they go to sell in a few years. It’s especially popular

The Village at Fishermans’ Cove – Eastern Passage’s New Gem!

The Village at Fishermans’ Cove, Eastern Passage’s new gem. I
took a drive out to see it first hand. Took my dog “Cosmo” for a
walk on McCormick`s Beach, the Boardwalk was just amazing!
Just a quick stroll from the entrance got me thinking – there is not
many condos that can rival the views and the terrain covered by
magnificent boardwalks. The Village at Fishermans’ Cove is
only a short drive to the ferry to Halifax or to Dartmouth Crossing
and Micmac mall. The nearest grocery shopping is just 10 mins away.

The thing that struck me was that for anyone from that area, Eastern
Passage , this is a great opportunity to buy a totally maintenence free
home right in the middle of walkways and great oceanviews, just a
hop from Harlen Point Golf course. Sailors Trail is the main Street.

My immediate thoughts were on how affordable these places were. Compared
to condos in closer to city. There is a clubhouse , which acts as a meeting place
and a heated pool to boot!

They started back in 2006 and they are going strong
with a row of condos being constructed as I write.
They still have a lot to go! Great for an investor!

Being built by Provident Developments, builder
that has a solid track record. Been around for longer
than I’ve held my real estate license! (18+yrs)

Waterfront Place – Halifax’s best bet if you want a sure thing. From
an investment perpective There are some fairly affordable condos.
They go up in price like clockwork. They are easy to rent with
3 Universities nearby and the hospitals. Waterfront Place Halifax is within
walking distance from all the attractions downtown.

Right across the road from Bishop’s Landing - where the condo
will run you up past 1 Mil! Waterfront Place offers a lower price
aternative.

The condo fees are low and there’s an indoor swimming pool!

Take an evening stoll on the boardwallk and enjoy one the many restaurants and pubs
that Halifax has to offer. Take a look here. Units don’t last too long so it’s important to
work with an agent – If you like the nitelife!

Waterfront Place is where you want to be. Halifax has the highest ratio of pubs per
capita of any city in North America. Take a stoll over to Argyle St. It’s only 4 city blocks
away. There are more places to eat and drink there than you can shake a stick at.

The boardwalk just a quick stroll from Waterfront Place has a to offer. From the
Historic Properties just a quick walk away. Tourists flock to the waterfront boardwalk.
The Maritime Museum of the Atlantic is a popular spot as well.

Walk to the right from the Waterfront Place and you will come to the Halifax Seaport
Farmers Market. Home to many local artisans. Just a block away at pier 21;
the cruise ships tie up. 30 -40 visits a year! Some seem to dwarf the city!

The buskers happen every year on the waterfront. It is always a beehive of activity.
