This may I decided to talk about the condo sales in places<br />
other than  downtown Halifax. The situation is basically<br />
exactly the same in the Halifax  peninsula as it was for the<br />
last few months so lets focus on the other parts of the<br />
<em>Nova Scotia Real Estate</em> market.</p>
<p>Bedford is having a good year so far with 35 condos sold.<br />
It usually runs 30-31 for the term. So we are up roughly 15 %.</p>
<p>Clayton Park is having a banner year with 91 condo sales so<br />
far this  Year! In <em>Nova Scotia Real Estate </em>the norm for this<br />
period is 71 so they are up 20 or up 28%.  To learn more on<br />

<p>Dartmouth as a whole is up this season with 55 sales.<br />
Over a norm of 42 sales in the term or over 30% !</p>
<p>So as much as we like to say great  things about the<br />
<a href="http://www.irvingshipbuilding.com/irving-shipbuilding-home.aspx">Irving Contract </a>and <span style="text-decoration: underline;"><em><strong>Nova Scotia Real Estate </strong></em></span> – every sector<br />
is up this year !</p>
<p>1 &#8211; Maybe the optimism is spreading  out And affecting all areas.<br />
2 – Maybe it’s the aging population retiring in and around Halifax.<br />
3 – maybe as people age they are finding the condominium option &#8211; more<br />
and more attractive.</p>
<p>Your guess is as good as mine! I just tell it like it is. Deliver the data.<br />
Its one of those mysteries like the “Caramilk secret” lol.</p>

I don&#8217;t know about you  but I would pay that for Lawn mowing and not having to shovel snow alone!<br />
They include All exterior maintenance , domestic water, reserve fund, contingency fund,<br />
fire &amp; liability insurance, &amp; management fee.</p>
<p>They are only building around 20 more!</p>

its a very good question.</p>
<p>It seems that the weather has a permeating impact on all of<br />
us. It impacts our decisions and our plans on a regular basis. This is no<br />
different in real estate. As we enter the spring season in Halifax, Nova Scotia,<br />
those of us who have been dreaming about owning that perfect condominium<br />
finally hit the streets in hot pursuit. But the question remains, is this the<br />
time to buy that perfect Halifax<br />
condo, or should I wait just one more year? I am glad you asked!</p>
<p>Without getting too caught up in economic forecasts and<br />
statistics, there are a few things to consider as we ponder the right time to<br />
purchase our new home. We will first discuss <span style="text-decoration: underline;"><em><strong>Halifax condo mortgages</strong></em></span> rates. As you<br />
know, rates in general are tied to the performance of the Canadian economy. The<br />
stronger the economy the higher the rates, and vice versa, the slower the<br />
economy the lower the rates. That being said, growth in the Canadian economy is<br />
starting to move in an upward direction. This means that rates on <em>Halifax Condo mortgages</em> will follow<br />
this upward movement. But not to panic, it seems that this upward movement in<br />
rates will be a good fit for our Maritime culture – slow and steady.</p>
<p>I believe the more important factor that will affect our<br />
condo purchasing decision is right here in our back yard. With the activity of<br />
the Deep Panuke natural gas field about to come online and the announcements of<br />
both the shipbuilding contract and Shell offshore exploration, this information<br />
should be key in our decision making. All of these activities will have an<br />
impact on our Nova Scotia<br />
economy – next year. 2013 will be a year of increase. With increase comes higher<br />
housing demand.</p>

<p>Therefore, it would seem prudent to make a Halifax condo purchase sooner then later.<br />
Rate has some affect on our decision, as rates will attain a slow increase over<br />
time. But more importantly, housing demand will continue to heat up. When we<br />
move into 2013 and beyond we can expect higher demand and therefore higher<br />
condo prices. This will mean that you will pay more in a year’s time then you<br />
will today for the same condo. And finally, in regards to condo mortgage<br />
financing, you will end up paying more for the same thing next year! <strong>Halifax<br />
condo Mortgages</strong> are expected to rise. I am not  at peace in asking anyone<br />
to move forward with a condo purchase before they are  ready.<br />
But if you are ready and settled on doing so, it may seem the right<br />
thing to do to take advantage of this nice spring sunshine and look for that<br />
condo sooner then later.</p>

<p>Well folks &#8211; There has been a lot of hype in the papers<br />
and in the press regarding the Irving Oil contract, and<br />
how its affecting the real estate market in Halifax. What<br />
is really happening out there and what are the real numbers<br />
behind <span style="text-decoration: underline;"><em>Halifax Condo sales</em></span>?</p>
<p>There has been 198 <strong>Halifax Condo sales </strong>to date.<br />
In 2011 -there were 156 condo sales during the same period.<br />
2010 – 162 condo sales to date.<br />
2009 – 129 condo sales to date.<br />
So we are clearly up +-40 sales or about 25%.</p>
<p>In 2012 – There were 81 <em>Halifax condo sales </em>since the first of March.<br />
However in 2011 there were just about the same with 78 condo sales!<br />
in 2010 – there were 67 condo sales since the first of march.<br />
In 2009 – 57 sales were recorded.</p>

<p>Clearly there has to be something up! Agents I talk to complain of no<br />
product and you see ads everywhere looking for listings!</p>
<p>238 active condo listings in Halifax.<br />
Last year –we had 375 listings.</p>
<p>There were 45 pending <span style="text-decoration: underline;"><strong> Halifax condo sales</strong></span>!  That makes the pending/active listing<br />
ratio &#8211; some 19%!  It has never risen above 10% as long as I&#8217;ve been tallying.</p>
<p>But where are the 130 something listings? Normally people are on the<br />
market early .Are they waiting for a better time? The weather certainly<br />
has been cooperating!  Well it’s true that we have pent up demand for condos .<br />
The march sales numbers would be much higher if<br />
we had the listings available. But that being said, when the interest rates go<br />
up ….. suddenly there are  going to be a lot less buyers in the market. So , if<br />
you are waiting for greener grass in coming months – beware the coming bank<br />
hikes!</p>

<div>I took a look at the South end , just to see if this<br />
phenomenon is widespread.</div>
<div>I looked at the MLS sales for the period. 42 home sales and<br />
compared that figure with the ave figure<br />
for the last 3 years of 33 sales.</div>
<div>That works out to home sales in Halifax&#8217;s  South end being up <strong>27%!</strong></div>
<div>If you are new to the area, <strong>relocating to Halifax</strong> , Downsizing or up-sizing<br />
This is good news as well.</div>
<div>Finally – I checked the south shore board (Lunenburg<br />
County), just to see if The Irving Ship building Contract had any effect outside<br />
the city.  There were 63 sales in the period. They are up 5-6 sales overall.<br />
Maybe up 10%. But there has been better weather than normal.  It’s been mostly<br />
affecting us in the dowtown core , but it may have a small contribution in the extra<br />
busy Lunenburg sales season.</div>
